The town has kept a low seafront, without the towers that rose elsewhere along the coast: a third floor is enough to carry the eye to Ciboure and La Rhune. Along the promenade Jacques-Thibaud the buildings follow one another like a lesson in architecture in the open air — the Belle Époque of villa Germaine, the néo-basque of Ugaïna and Stella Maris, the modernist vessel of the Pergola drawn by Robert Mallet-Stevens in 1927, then the post-war blocks. In the pedestrian heart, it is the upper floors of the old buildings, often duplexes beneath the roof. Every address offers a different relationship to light and to water.

The buildings

Three idioms share the town. The old buildings of the centre, where the finest volumes sit on the upper floors beneath original roof timbers. The seafront villas, some divided into just a few apartments. And the post-war and contemporary residences, more regular, often with running balconies and a lift.

Floor and orientation

This is the lever specific to apartments. Two flats stacked in the same building offer neither the same view, nor the same light, nor the same quiet. One floor higher can clear the horizon above the rooftops; a west-facing aspect gives the sunsets over the bay, a southern one the light of the whole day.

Scarcity

The Luzien seafront is already written, and the town has chosen not to build it higher. The apartments that look onto the bay therefore form a finite, known set whose list will not grow. That is what gives these addresses a value that carries across decades.
