Property in Arcangues

A Labourd village whose history merges with that of one family, a golf course, a church founded in 1516 and the blue that carries the village's name. We guide buyers and sellers here.

The commune

What makes Arcangues valuable

The lords of Arcangues held the highest offices in the Labourd without interruption from 1540 to 1749. Their château, rebuilt in the nineteenth century by their descendants, still closes the village. The church of Saint-Jean-Baptiste, founded in 1516 by Augier d'Arcangues, has been listed since 1925: carved wooden galleries on two levels, painted choir, ceramic stations of the cross. The village came through the Spanish occupation of 1636 and the fighting of 1813 and 1814 against Wellington's troops. That continuity explains what is bought here: a place that was not invented for holidaymaking.

The buildings

Older Labourdine houses around the village, reworked farms, more recent villas on the edges. The famous Arcangues blue on the half-timbering is an identity marker buyers recognise at once — and one that commits you to maintaining it.

Land

Wide plots, often gently sloping, with views over the hills and sometimes towards La Rhune. It is what the coast can no longer offer, under fifteen minutes from Biarritz.

Scarcity

A small village, a narrow market, transfers often within families. Few properties sell each year, and some never reach the open market.

Buyer profile

Families wanting land and a real village immediately inland of the coast. Golfers. And international buyers attached to authenticity rather than a sea view.

Where we search in Arcangues

From the village to the golf course

The village is arranged around the church and its cemetery, from which the view reaches the mountains; Luis Mariano is buried there. The château, privately owned, stands at the edge of the village. The golf course occupies the surrounding slopes. Arcangues adjoins Bassussarry, Arbonne and Ahetze, and lies minutes from Biarritz by road. We work here by aspect and by outlook over the hills, two criteria that make all the difference between neighbouring plots.

You fetch the bread from the square, stop at the fronton for a few points, and the day begins.

Our method

Buying or selling in Arcangues

We listen first

Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.

We search, including off-market

We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.

We filter before you do

We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.

We defend your interests

Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

Often, and it is the mark of a village whose history rests on a few lineages. A share of transactions is settled between heirs or through connections, without ever appearing. That makes the local network decisive, and patience too.

It is local custom more than a universal rule, but certain planning provisions do govern colours and materials. We check what applies to the exact address before any offer and point you to the relevant municipal department.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
