Anglet's seafront, between Les Sables d'Or and the Biarritz lighthouse. Ocean-view apartments and villas set back from the shore — we guide buyers and sellers along the town's most sought-after line.
The area takes its name from a cave carved at the foot of the cliff, and the cave from a seventeenth-century legend: Laorens, an orphaned shepherd, and Saubade, a wealthy farmer's daughter, met there against her father's will. The sea rose faster than usual and carried them away. The name spread to the whole ocean front of Anglet, between the beaches and the Pointe Saint-Martin. It is now the only part of town where you live facing the water, in the middle of the activity — and that dual nature explains everything about the local market.
Two logics overlap. Seafront blocks, where value turns on the floor level and the depth of the terrace. And from the second row onwards, villas and townhouses sheltered from the passing crowds. One area, two distinct markets.
Everything here is measured in rows. Front row: full, unobstructed view. Second row: partial view and recovered quiet. Beyond that you buy proximity rather than panorama. The gap between these rows is considerable and appears in no listing.
The lively promenade, terraces facing the sunset, surf schools, beach concerts. From June to September the area lives outdoors — and you walk down to it, towel under your arm.
Anglet families attached to the ocean frontage. Buyers who want the beach, the shops and the surf schools within one walking radius. And those drawn to a frontal view, come for one particular floor on the promenade.
The cave sits on avenue des Vagues, south of Les Sables d'Or beach. Heading north you pass Plage du Club, Plage de la Chambre d'Amour and Marinella before Les Corsaires. On the Sables d'Or deck, the Anglet Surf Avenue, opened in 2018 for the fiftieth anniversary of the world championships, sets the handprints of the sport's great names; Tadashi Kawamata's Love Tower, installed that same year for the Biennale, stands above the cave on the cliff. We work here by distance to the promenade and by row from the water, never by postal address.
You go down for a swim before breakfast, come back along the promenade, and dine on a terrace facing the sunset.
Precise location, orientation, volume, garden, timing. The gap between two addresses often lies in what no listing mentions.
We draw on our network of owners, notaires and introducers. A significant share of transactions here is settled without ever being advertised.
We visit, check true orientation, structural condition, easements and extension potential. You travel only for what deserves it.
Through to completion. And if you are selling, we build the valuation on your property's own characteristics — never on a neighbourhood average.
Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.
It depends on how you will use it. The front row gives the full view and a very defensible resale value, but it lives to the rhythm of the promenade. The second row restores quiet without losing walking access. We show you both before you decide.
It often begins with a swim before breakfast, continues along the promenade, and ends on a terrace facing the sunset. It is one of the few places on this coast where the beach, the shops and the surf schools sit within one walking radius.
In summer the promenade comes alive and the terraces are full. The rest of the year the quarter returns to its own scale: everyday shops, the surf schools, the regulars along the shore. We take you there at different times of year so you can judge that rhythm yourself.
Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
One call is enough to frame your project on Anglet's seafront, whether buying or selling. We reply personally within 48 hours, in complete confidence.
