The commune

What makes Urrugne valuable

Urrugne holds a singular position: close enough to Saint-Jean-de-Luz to share its daily life, large enough to have kept its farmland. The Château d'Urtubie marks its historic anchor, and the sixteenth-century church, with its tall bell tower, commands the village. The commune was among the first affected during the Spanish invasion of October 1636, like this whole border strip. It is today one of the last parts of the Basque coast where land can still be found at a reasonable distance from the sea.

Labourdine farms, village houses and more recent estates. As the commune is large, situations vary widely: the village, the hamlets and the heights are not the same market.

The main argument. Plots the coast no longer offers, with views over the hills, La Rhune and sometimes the ocean. That is what draws buyers coming from Saint-Jean-de-Luz and Ciboure.

The village stands around the church and its tall bell tower; the Château d'Urtubie lines the road descending towards the border. The commune extends widely inland, with its hamlets and hills, and reaches the shore at the Corniche basque. Ciboure and Saint-Jean-de-Luz are minutes to the north, Hendaye to the south. We measure here by real distance to amenities and by aspect, because across so large a territory the commune's name says almost nothing about a property.

You come home through open country with La Rhune ahead, and Saint-Jean-de-Luz is ten minutes away.
