The Grande Plage, the Port Vieux, the covered market, the Côte des Basques, Milady. We search on your behalf, off-market included, from first conversation to completion.
Some of the finest apartments in Biarritz were never designed as such. The town lived a golden age of grand hotels — the Hôtel d'Angleterre, opened in 1872 by Marcel Campagne, overlooked the ocean with a salon seventeen metres long by eleven wide — and several of those buildings were converted into apartments over the century. To these are added the great villas divided into only a few lots, the centre's period apartment buildings, and the newer residences by the southern beaches. The result is a stock that nothing standardises: ceiling heights inherited from another use, irregular volumes, and views found only on that floor of that building.
Four origins meet here. The converted resort establishments, with their exceptional volumes. The Belle Époque villas divided into few lots, where you occupy an entire floor. The buildings of the centre, around the covered market and place Clemenceau. And the contemporary residences to the south, with balconies, parking and lifts.
This is the lever specific to a Biarritz apartment. The town is built on relief: the same building can offer the horizon from one floor and the neighbouring roof from the one below. Orientation counts just as much — a west front takes the sunsets over the Atlantic, an aspect sheltered from the wind lets you enjoy the balcony for much of the year.
The Biarritz seafront has long been built, and the number of apartments looking onto the ocean will not change. Every floor that becomes available therefore belongs to a known and finite set. That is what gives these addresses their value over the long term.
Buyers who want everything on foot — the market, the beaches, the Gare du Midi — without a garden to maintain. Biarritz families who prefer a large apartment in the centre to a house further out. And long-standing owners leaving a villa for a floor, keeping their shops and their habits.
The seafront buildings and the former resort establishments, where the floor makes all the difference.
Apartments of character facing the open sea, and the quiet commercial life of the former Quartier Impérial.
To the south, residences with outdoor space and parking, minutes from the family beaches.
On the heights, the clear upper floors that carry to the ocean and the Spanish peaks.
You push open the shutters one October morning, the swell below is long and even, and you drink your coffee standing at the window watching the first surfers walk into the water.
The floor, the view, the outdoor space, the lift, the parking, the walk to the water. In Biarritz these criteria form a hierarchy, and the order you give them shapes the whole search.
Managing agents, notaires and local owners tell us which floors are about to come free. In the converted establishments, a lot sometimes changes hands without the building itself hearing of it.
We visit, we check what the view actually reaches, the light through the day, the exposure to the west wind, the condition of the common areas and the quality of the building. You travel only for what deserves it.
Through to completion, alongside your notaire. We negotiate for you, and for you alone — never for the seller.
No. In Biarritz, two apartments of identical size in the same building share neither floor, nor view, nor aspect. One level higher can clear the entire horizon. We start from the building and its history, the exact level, the ceiling height and what the window gives you to look at.
Because the town is built on relief and its buildings have very different histories. We know which were once resort establishments, which have a lift, and from which floor the view opens. None of this appears in a listing.
Very much so. The streets around the covered market and place Clemenceau offer beautiful volumes, quiet, with every shop on foot. Several of our clients arrive looking for the view and end up choosing the location.
Yes, and in the most sought-after buildings it is often decisive. A significant share of seafront floors passes through the network without ever being advertised. Ours tells us in advance.
Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
