The Caudéran floor

Buildings conceived with trees around them

Caudéran's apartment blocks have little in common with those of central Bordeaux. Because the quarter developed as a garden city, buildings were almost always set within grounds: squares, avenues, mature trees kept in place, sometimes an entire park around a single residence. An apartment here is therefore chosen as much for what surrounds it as for what it contains — the aspect onto the shared garden, the view from the balcony, the walk to the Parc Bordelais and the schools.

The buildings

Three families share the quarter. The residences of the sixties and seventies, set back with their green space and parking. The small developments created from divided bourgeois houses, where you occupy a whole floor. And contemporary schemes, rarer, generally designed around a garden.

What surrounds the building

This is the lever specific to Caudéran. Two residences comparable on paper offer neither the same shared garden, nor the same parking, nor the same walk to the park. We systematically measure that immediate perimeter, which shapes daily life far more than an extra square metre.

Scarcity

The quarter is largely built and its large plots are occupied. Residences with genuine wooded grounds form a finite set, particularly around the Parc Bordelais and the planted avenues.

Buyer profile

Bordeaux residents wanting green space at the door without a garden to maintain. Families recently settled in the metropolis, drawn by the local schools. Buyers from the region choosing an address in Bordeaux. And owners from the quarter leaving their house for a floor, without changing their habits.

Where we search in Caudéran

Around the Parc Bordelais

The residences bordering the park's twenty-eight hectares, the most sought after in the quarter.

Grand Lebrun and the schools

The family sector, with the schools within walking distance.

Towards the Jardin Public

Heading into the centre, more urban buildings at the edge of the park.

Towards the Triangle d'Or

The historic heart, fifteen minutes away, to compare two scales of city.

You open the French window in April, the chestnut tree in the shared garden is in flower just in front, and the city seems to stop at the entrance to the grounds.

Our method

How we search for your apartment

We listen first

The shared garden, the floor, the parking, the lift, the distance to schools and park. In Caudéran, the order you place these criteria in often designates the residence before the property itself.

We search, including off-market

Managing agents, notaires and local owners tell us about lots before they go on sale. In the small developments created from divided houses, a floor often passes on with no listing.

We check on site

We visit at the useful hour, we record the aspect onto the garden, the light, the condition of the common areas and what stands at the foot of the building. We call you when a property lives up to its description.

We defend your interests

Through to completion, alongside your notaire. We negotiate for you, and for you alone — never for the seller.

Frequently asked

What buyers ask us

No. In Caudéran, two apartments of the same size share neither the same shared garden, nor the same parking, nor the same walk to the park. We start from how the residence sits in its grounds, the level, the orientation and the view of the trees.

Often yes, and it is one of the quarter's advantages over the centre. The seventies residences generally provided spaces, sometimes garages. We check this for every address before presenting it to you.

From much of the quarter, yes. It is the direct legacy of its past as an independent town: the schools were placed at the heart of the residential fabric, not on its edge. We measure real journeys, at the hours you will make them.

Yes, particularly in the quarter's small developments, where lots are few and readily pass between neighbours or through local notaires.

Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
