Twelve districts, right bank and left bank, where we guide buyers and sellers — and a knowledge of two markets few Paris firms possess.
Paris cannot be read at the scale of the city, nor even of the arrondissement. Between the village of Auteuil, founded around the year 600, and the façades awarded prizes on rue Réaumur in 1897, lie thirteen centuries and two worlds. A single arrondissement holds markets that follow different rules — the 16th has four, and the Marais changes character on crossing a street. We work district by district, building by building, because that is the only scale at which a Paris address means anything.
Twelve sectors, twelve logics. The Triangle d'Or is handled in discretion, Auteuil on depth of garden, the Marais on the courtyard hidden behind the façade. We never transpose one onto another.
In Paris the address says almost nothing. Two apartments in the same building share neither plan, nor light, nor horizon. We visit before you, at different hours, and we measure from the living room.
We apply no price per square metre. A workshop volume in the 2nd, a principal floor in the 7th and a village house in the 16th compare to nothing — they are assessed on their own characteristics.
Many of our clients hold an apartment in Paris and a house in the Pays Basque or Bordeaux. Running both operations with a single adviser avoids mismatched timings and months lost.
A village inside Paris: cobbled lanes, private mansions, the shops of rue de l'Annonciation and the Ranelagh garden.
The hill lowered by Haussmann, the 1937 palace and its gardens facing the Eiffel Tower, avenue Kléber from the Étoile.
A village founded around the year 600 along its main street, its market on place Jean Lorrain, its glasshouses and the Bois.
A square born where two eighteenth-century roads crossed, a shopping avenue to the Étoile, large family apartments.
The esplanade laid out between 1704 and 1720, Hardouin-Mansart's dome, the Rodin museum gardens and the great avenues.
A village between the Seine, the Invalides and the Champ-de-Mars. Rue Cler and its market, rue Saint-Dominique.
The oldest borough on the Left Bank, its lanes, the rue de Seine galleries and the market its residents never left.
A dozen streets between the Champs-Élysées, Montaigne and George-V. Private mansions and an almost entirely discreet market.
Former hunting ground turned quarter of private mansions, and a village that has kept its scale.
Thirty-six brick pavilions around a garden of lime trees, private mansions, and a quarter Haussmann never cut through.
The Haut Marais, rue de Bretagne and its market of 1615, the Carreau du Temple. More residential, livelier in the evening.
The covered arcades, the façades awarded in the 1897 competition, the Palais Brongniart and the cobbled streets of Montorgueil.
You push open the door of a building you have visited three times, and this time you know it is the one.
Floor, aspect, view, lift, reception volume. In the 16th, two apartments in the same building are not lived in the same way.
Our network of owners, notaires and introducers tells us about properties before they are listed. At these addresses, most of it is settled in advance.
We visit, check true orientation, the quality of the building, how the floors are arranged and what the co-ownership allows.
Through to completion, with the same rigour as in the Pays Basque — one contact, from the first call to the handover of keys.
Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.
Twelve sectors, right bank and left bank: the 16th in its four quarters, the Triangle d'Or, Invalides and Gros-Caillou, Saint-Germain-des-Prés, Plaine-Monceau and Batignolles, Le Marais, Enfants-Rouges, Bourse and Réaumur. Each has its own page, because each has its own rules.
It is one of our particularities: we are established in both territories. Whether your plans concern one, the other or both, you have the same adviser from first conversation to completion — which avoids mismatched timings and makes coordination far simpler.
Agreed in advance and transparent. For a search mandate they fall due only on acquisition. The detail is set out at our first meeting.
One call is enough to frame your Paris project, whether buying or selling. We reply personally within 48 hours, in complete confidence.
07 86 71 33 13Paris is one of the cities we work in. We cover many others — as far as the Pays Basque and Bordeaux — and we hold a certain idea of what this profession should be, better told elsewhere than on this page.
