What makes Saint-Germain valuable

The abbey of Saint-Vincent was consecrated around 558 by Germain, bishop of Paris; it would take his name on his death. A borough formed around it, outside the walls, and counted six hundred inhabitants by the twelfth century — Philippe-Auguste then made it one of the very first quarters of Paris, with its own boundaries. Fifteen centuries on, that seniority still shows: a narrow plot pattern, lanes that follow no overall plan, and buildings where no two apartments are alike.

The buildings

Older blocks on a narrow plot pattern, a few private mansions, and principal floors with remarkable ceiling heights. Here more than anywhere, each property is a case of its own: two apartments in the same building share neither plan nor light.

Light and courtyard

These are the two variables that govern everything. The medieval plot pattern gives narrow streets: depending on floor, aspect and whether there is a courtyard, the same square metre is not worth the same. We visit before you, at different hours.

Everyday Saint-Germain

The Marché Saint-Germain, where residents genuinely shop, rue de Buci and its market established since the nineteenth century, the rue de Seine galleries, square Furstenberg and the Delacroix museum. The Luxembourg is minutes away.

Buyer profile

An international, wealth-oriented clientele, collectors, families attached to the schools of the 6th. People buy here for an address whose value depends on no fashion.

Where we search in Saint-Germain

From the abbey to the Buci crossroads

The church and the square form the anchor; boulevard Saint-Germain, cut through from 1866 by Haussmann, crosses the whole. Rue de Buci, opened in the thirteenth century and recorded from 1352, runs down to the crossroads; rue de Seine lines up its galleries. The covered Marché Saint-Germain sits slightly apart, which is why it has remained the quarter's own. We work building by building here, because at this scale the address says almost nothing: floor, courtyard and aspect make the property.

You shop on rue de Buci in the morning, walk back up rue de Seine pausing in a gallery, and the Luxembourg is five minutes away.

Our method

Buying or selling in Saint-Germain

We listen first

Floor, aspect, view, lift, reception volume. In the 16th, two apartments in the same building are not lived in the same way.

We search, including off-market

Our network of owners, notaires and introducers tells us about properties before they are listed. At these addresses, most of it is settled in advance.

We filter before you do

We visit, check true orientation, the quality of the building, how the floors are arranged and what the co-ownership allows.

We defend your interests

Through to completion, with the same rigour as in the Pays Basque — one contact, from the first call to the handover of keys.

Frequently asked

What our clients ask us

Because no prestige property comes down to an average. Two neighbouring houses on plots of identical size are not worth the same if one faces south and the other sits in shade. We assess exact location, orientation, plot, features and scarcity — a bespoke valuation, never a price grid.

Entirely, and that is where we work. The Marché Saint-Germain, the side streets, the schools, the food shops: neighbourhood life is intact as soon as you leave the best-known axes. We show you that difference street by street.

The real light by floor, whether there is a courtyard and how it faces, the layout — the medieval plot pattern produces very varied plans. These are things no listing conveys and that we go and see before you.

It is one of our particularities: we are established in both territories. Whether your plans concern one, the other or both, you have the same adviser from first conversation to completion — which avoids mismatched timings and makes coordination far simpler.
