Sell a house on the Basque Coast

A valuation that holds before a local buyer as before a newcomer, a network already searching, and discretion whenever you want it.

Two very different buyers, one house

On this coast, your house will be looked at by two profiles with nothing in common. The first already lives here: they know the street, the aspect, the weather in February, and no argument will replace what they already know. Before them, a house is defended on precise facts — the true condition of the fabric, what the plot allows, what has been renewed and when. The second is arriving, with a clear idea of the life they want and a map still imprecise: they need reference points to place what they are visiting. These two arguments bear no resemblance to each other, and we prepare both.

Two readings of your house

We first establish the facts a local buyer will check for themselves: condition of the fabric, exact footprint, orientation, what the plot allows. Then the map of real distances — beach, shops, schools, station, airport — which lets a newcomer place themselves. Both serve, at different moments.

Buyers already searching

We are currently following buyers across the whole coast and its hinterland: local families needing more space, neighbours who want the house next door, and buyers coming from elsewhere. Your house is presented to each in the terms that speak to them.

A sale that stays between us

In the smaller towns, most owners prefer that nothing be displayed. We then market within the circle of our buyers alone, and you keep the option of widening afterwards.

One person throughout

Surveys, presentation, viewings, notaire, completion: the same person follows your file from the first meeting to the handing over of the keys, and stays reachable in between.

Across the whole area

What makes value, from one town to the next

Bidart

The houses of the plateau and the approaches to the beaches, in a town that stayed village-like.

Guéthary

The smallest territory on the coast: every house there is its own case.

Arbonne

Labourd farmhouses and large plots, five minutes from the coast.

Arcangues

The village, its hills and its golf course, a quarter of an hour from the beaches.

Urrugne

Between ocean and mountain, across most of the Corniche basque.

The buyer walks back down the drive, stopping halfway to look at the ridge line, and you recognise the gesture: it is the one you made yourself on the day of your own first visit.

Our method

How we conduct your sale

We come and see

A visit with no commitment, where we record the house and its position within the area. The valuation follows, resting on arguments we set out for you one by one.

We prepare both arguments

Careful photography, a description that both describes and places the property, a full technical file for those who come to check it. Depending on who presents themselves, we do not put forward the same points — and we have them all ready.

We choose who comes

We meet every candidate before opening your door to them and we check their funding. In an area where buyers compare several towns at once, that filtering keeps out the merely curious.

We lead the negotiation

We carry your position and your arguments through to the preliminary contract and then the notaire. You know where your file stands at all times.

Frequently asked

What sellers ask us

No. Across this area, two houses of identical size in neighbouring towns are not worth the same, because neither the ground, nor the distances, nor the fabric compare. We start from the town, the address, the plot and the condition of the building. A reasoned valuation, never a price grid.

Both, in comparable proportion. Local buyers — families needing more space, owners moving between towns, neighbours who had been waiting for this house — and buyers from elsewhere. The first know the ground and check the facts; the second look to us to place things for them. We address both.

Every town on the coast and in its hinterland has its admirers, and they are not looking for the same thing. Our work is to identify those whose plans match your house, then to present it to them directly.

Yes, and in the smaller towns it is frequently the route chosen. We then market to our circle of buyers alone, with no board and no advertising, and that route remains reversible.

Agreed in advance, transparent, and due only once the sale is signed. The fee schedule is given to you at our first meeting.
